I am a listing agent, but in this market the money is with the buyers. I have multiple ways to contact potential buyers. When I have an opportunity to contact a buyer I look at it as a race. I put it in my mind that I must be first or at least very close to the first person to contact this person who may buy. It is well known that the first agent to contact a buyer and at least provide reasonable information will have the best chance to win them over as a new client. It's always WIFT What in it for them that I must think about when first talking to them.
You must make them feel the following to succeed in winning them as a client:
1) Make them know they are the most important client you have right now.
2) Send them information immediately. No hesitation.
3) Phone contact is everything. If you have not talked them either in person or over the phone at least once than you have not obtained a viable client.
4) Follow-up is everything. You must e-mail and phone then regularly and often.
5) Determine their timing and determine the amount of contact needed by the buyers desire to buy. This also helps with your time management. You do not want to spent too much time with a buyer who is too far out on buying. You may also scare them away.
6) (Maybe most important) Really discover the desires of your clients and work hard to find it. It is why we get paid.
7) Don't think of the outcome for yourself. Your clients needs are everything. You will be rewarded time and time again for thinking what is best for your clients every-time.
